🚨 Licensed California Broker?!?
Need help! I have a borrower who is ready to move forward with my lender and I for a DSCR loan in Beverly Hills CA, but at this time I'm NOT licensed in CA. I know we can "co-broker" the deal with another broker who holds a license there, but that can take 20-30% of the deal. Is that the only option? Or are there other alternatives? I’m in CA, too. I know one broker in particular that will pay referral fees, can ask a few others. I don’t mind “just” a referral fee if they do all/most of the work!

Hey, all! So excited to be here! My day job is accounting but I’ve been a real estate investor since the late 1990’s. I’m rebuilding my portfolio after a nasty divorce and find myself organically creating a network of commercial and residential real estate resources. In 2026, I’d like to buy 2-3 more properties. My biggest challenge is capital. My credit was hit hard after the fallout of a crypto scam I got caught up in. I joined MBM to help other investors find lending for their projects while building up my capital nest egg. Thanks for having me!

Claude content creation
I'm working on implementing Claude more into my brokerage and have a couple of questions. How is everyone doing it? I see YouTube videos about how "Claude Code Runs My Social Media" and does content creation, etc. Then the videos end up getting a bit too technical for me. My social media is abysmal right now...engagement with my posts is low and I'm trying to figure out a way to grow that presence...while having it not take over my whole day. I'm not a creative guy when it comes to content creation, visuals, etc. That's why I'm a finance guy. I'm looking for a "for Dummies" solution that can help me out. Anyone have any direction for me? Or is this a topic that has been covered in prior calls and if so, can someone please give me the dates, and I'll go listen to those. Or am I jumping the gun, and is this something that will be coming out with the new product we discussed on Monday??

Hi, Mitch! Just to clarify, 100% of purchase + 50% rehab with a max of 80% LTV, right? Is there a minimum buyer down payment? If so, can seller carry down?
Intro- Former Commercial Banker dabbling into Commercial Mortgages outside of traditional lending set up
Hi everyone! I’m so glad to have found this community. After 12+ years in Commercial Banking across several traditional banks, I reached a crossroads last year and decided to start something of my own. I earned my mortgage agent license here in Canada, but quickly noticed there are only a handful of institutions focused on the non-traditional commercial lending space. That’s why I was so excited to find this group. My first call with Malcolm went really well — I truly appreciate the wealth of knowledge being shared here. My goal for 2026 is to build the right systems, generate consistent lead flow, and close a couple of deals. My biggest challenge right now is staying focused (it’s easy to get sidetracked scrolling through social media for leads!) and building the emotional resilience needed to thrive in this industry. Looking forward to learning and contributing alongside you all.
