Intro- Former Commercial Banker dabbling into Commercial Mortgages outside of traditional lending set up
Hi everyone! I’m so glad to have found this community. After 12+ years in Commercial Banking across several traditional banks, I reached a crossroads last year and decided to start something of my own. I earned my mortgage agent license here in Canada, but quickly noticed there are only a handful of institutions focused on the non-traditional commercial lending space. That’s why I was so excited to find this group. My first call with Malcolm went really well — I truly appreciate the wealth of knowledge being shared here. My goal for 2026 is to build the right systems, generate consistent lead flow, and close a couple of deals. My biggest challenge right now is staying focused (it’s easy to get sidetracked scrolling through social media for leads!) and building the emotional resilience needed to thrive in this industry. Looking forward to learning and contributing alongside you all.

🏛️How to Build an Unstoppable Business
Here's the truth nobody's telling you: AI won't kill your mortgage business. But the broker down the street using AI? They'll take your deals. Every. Single. One. Let me explain. Right now, there's a new broker with zero experience who just figured out how to use AI, lead magnets, and Meetups. They're closing deals in 13 days that take you 13 weeks. They're generating 10+ qualified leads per week while you're trying to decide which logo looks best. And they're doing it for 1/10th of your overhead. So here's what we're going to do. If you want to survive the next 24 months in this industry, you need to master three pillars. Not five. Not ten. Three. Nail these, and you'll be the broker everyone's talking about. Ignore them, and you'll be the broker everyone forgot about. 1️⃣Pillar #1: Speed to Value Your investors don't want a mortgage. They want cash to buy more properties. The faster you can deliver that outcome, the more you win. So ask yourself: What's stopping you from pre-approving their deals in 24 minutes instead of 3 days? Here's what AI does: - Instantly analyzes credit, DSCR, and LTV then tells you if its viable or not - Auto-generates personalized loan scenarios in minutes (not hours) - Creates custom buyer guides based on their specific situation I used Claude.ai and ScoreApp.com to build a "mortgage readiness scorecard" that tells clients in 5 minutes if they're qualified to work with me. Result? So far my lead-to-application ratio has jumped from 10% to 30%. Why? Money loves speed, and time kills deals. Speeding up your lead flow will speed up your deal flow. Start using AI to compress time. 2️⃣Pillar #2: Customer Acquisition (The LAPS Framework) Here's the system that actually works: L - Leads: Set up AI-powered lead magnets (data rich scorecards via ScoreApp). For live event networking, use AI to develop a consistent "Elevator Pitch" to tell your story and sell your value.

This is my 1st year of being self-employed. So far, I have learned that lead generation is the first critical step in the business and I am learning about running ads and making efforts to grow organically through social media. I'd love to hear how everyone else is progressing on their journey!!

Hi Manny, nice to meet you. I am excited to be on this journey with you!
Intro
Hello All, I joined MBA this past week and have been diving into the content, recorded calls, and community discussions. This already feels like the right place to learn and grow given the goals I have set. A quick intro for those who do not know me yet... I spent six years as a commercial lender for a regional bank. For the first five years, I focused on smaller investment real estate transactions including SFR, multifamily, office, retail, and industrial. I also helped small business clients with OORE purchases, business lines of credit, equipment loans, and more. I was able to do deals up to around $2MM per and during that time, I sourced, underwrote, and closed around 200 deals totaling roughly $50MM in loan volume. If you count PPP, it is a few hundred more loans and well into eight figures. I transitioned to our regional CRE team where we worked on projects up to $50MM. But in 2023, following a merger and due to slowing of deal volume due to the interest rate landscape at that time, the bank shut down our entire division. For the last two years, my focus has been elsewhere, but I have felt a strong pull lately that God is leading me back to this space. I have a young family to support and I am all in on making this work. Looking forward to learning, contributing, and building alongside you all.

Hi Cameron, your story resonated with me. I am also a former commercial banker based in Canada. I previously did working capital financing, equipment financing and investment and OORE financing for deals up tp $100 million. Last year, I was impacted by organization restructuring and decided to put my skills to use in the Commercial Lending space outside of traditional banking set up. I am excited to be a part of this group and grow alongside like minded individuals.
