You meet a realtor, but what do you do before you ask for business? (Nurture)
Every referral partner needs to go through 3 stages: 1. Attract 2. Convert (nurture + offer) 3. Deliver Most loan officers miss the key ingredient to conversion. Today's recording will be really good if: - You don't know how to meet realtors besides coffee - If you meet a lot of realtors and don't get business - Realtors stop responding to you

Ive been catching up on recordings after vacation and this was a good one. I had started a Realtor focused podcast 3 years ago and only did 3 episodes and quit. https://www.youtube.com/@RealEstateMastermindPodc-oy2mc I always feel like podcasting is a never ending slog with and I focused more on my consumer facing Youtube which I get leads and closings from. But in the age of AI maybe all thats changed, and can even be a value add to chop up the podcast for them for their socials? Is it worth picking back up @Sam Abazari ?
Sam Lead Tracker 2.0
I took @Sam Abazari Lead Tracker and collaborated with Claude to make some updates: -Added the normal lead 8 lead sources you may be used to from Coaching - RLTR, PF, BUS etc -In the lead sheet, the 4 statuses (Working, Preapproved, Dead and Funded) change the cell color. So you can focus on the Working and Preapproved to see who you need to follow up with -To make the numbers correct, say you pre-approved someone and they went somewhere else (Sucks but happens). You still have to keep them as Pre-approved vs moving to Dead otherwise the percentages aren't correct. They were "Pre-approvable", which is really what we should optimize for; engaged leads. Hope you find it useful!

Increased profitability from the upfront credit report policy I implemented for 2026. Getting leads from Open House Realtors - Visit 3 open houses a weekend with targeted production Realtors in different counties My Realtor Appointment service (Dodoche) has booked 46 appointments in Q1. Opened two new relationships with 28 of those in my 12 week follow up. Rolling into April with about $4M in loans.
Lead Tracker
Hey @Sam Abazari Wow...I saw you made a lot of updates and will take a look. One thing that jumped out was the Lead Tracker. It looks really cool. I have the old G/Y/R Tracker from my Freedom Club days and its just a color mess, lol. But it tells me the conversions (ie pre-approvable leads, not necessarily funded) but it seems like yours does the same thing and has better flow metrics from lead to funding. Some questions... Are you meant to start a new workbook each month? Or Keep the Dashboard running for the year and add a new lead sheet each month?
