No, I'm not talking about THOSE AI models. 😆 I'm talking about all the different AI apps, or LLMs (long language models). I started with ChatGPT and these days I use Claude most of the time. I've also played around with Perplexity and Manus. They all claim to be the best and, of course opinions vary based on what they're being used for. Is anyone here doing serious custom real estate-related work or coding with AI? If so, I'm curious whether you've found certain models better for specific tasks. For example, Perplexity has been known to be strong for research in general, but what about things like: Market and deal analysis, underwriting, lead generation and dispo, seller/realtor text and voice communication, data scraping from public records or other sites, building tools and automations, etc. Have you found one AI model outperforming the others for real estate investing, or are you using different tools for different jobs? I'd love to hear real-world examples if anyone is doing this, and what's actually working!

Hello everyone. I was listening to a podcast yesterday where Rick was saying he had a probates course that unlocks at level three. Im curious is that video still here or do I have to complete the ither videos and then it appears? Im curious to what everybody uses for motivational inspiration that drives them. I personally use a confidence affirmation that I reread everyday. Ut im curious to here what other people are doing or if yall are just digging to the deepest parts of yourself to reach new heights!

What have you found to be the easiest way to vertify a buyers list. I made one after pulling leads from property records but Im trying to check if they have duplicate properties . Pretty much anything to filter out the real buyers. Any advise appreciated. Trying to get some stuff done before I got to go in tonight!

Few years ago i had no problem getting in touch with buyers but I pulled a list from xleads and couldnt find one buyer. Is this a bad list or is this the aftermath of the market being saturated. Thank you kindly
