The past two months have been a grind without any new listings or deals—I’ve been focused on staying in the right headspace and consistent with my cold calls using the scripts and objection handlers. Today, I locked up a deal and dispo’d it in under an hour for a $53K spread. Still need to get it to closing, but it’s a strong start to May.

In the first quarter I have been paid on 3 JV deals. Total net income $29146.00. This is great as I am learning while I earn. Just 1 year ago these deals would not be possible because I did not have cash offer and novation in my toolbox. I feel totaly suported through this learning Journey! Thank you for all the skills I am learning and the options you are helping me to bring to my business to bring greater success! I know soon I will have the skills to do these on my own. Grateful for this community for helping me grow and build more confidence. I was just able to lock in a $20K assignment using strategies Kevin and Aidelys shared — specifically around asking the right questions about the offer and helping the sellers determine what truly worked best for them. That approach gave me the insight I needed to beat out the competition, even though our offer wasn’t technically the highest. This was a multiple-offer situation in a hot Miami market, and I was able to get a buyer I trust out to the property and ultimately secure the deal.
