@Celso Rodriguez It'll be difficult to structure a deal without knowing the target. So, something like "Hey Celso, I don't want to waste your time or mine but if you had to put a number on it, what would that be?" Or "What would be the least amount you'd take to get rid of the property, just so that I'm not wasting your time". Something along these lines but bottom line, you need to know a number so that you're not wasting your time. If he gives a ridiculous number, then start discussing the condition of the property. This is why discussing the condition of the property is important up front. When you know the roof is older and needing replacing soon, the systems are old, updates are needed, then knowing a ballpark to fix these and update the property will make a difference here. So, he throws a high number out, you can say "Well a new roof will cost roughly X, updating the bathrooms, kitchen, flooring, etc will be roughly X. I will need to come by with my contractor to take a look and see how close these numbers are, but can't justify paying you (the number he said) but can see (your number) based on the work needed.
