What’s your go-to strategy for finding off market deals in today’s competitive market?

Hi all, I just wanted to share that last week I went RD4D and had a called last Friday. The lead seems difficult to deal with but I’m going to walk the property next week and then put an offer. I have a number in mind but he said he rejected offers in the past because they were low. Any tip and recommendations on how to deal with this? Also, you guys also schedule showings with potential buyers? Thanks!

I was just scrolling on zillow on my laptop right now and I found a property in my market with a repair estimate of 51,000 ARV of somewhere around 300,000 which makes my MAO and LAO around 200,000 and guess how much he's asking... 175,000!!!!!! that's literally a 91,000 profit & I don't even have to negotiate with him I put him in my CRM and I'll call him tomorrow and let's see what happens.
