Do government shutdowns have any effect on Section 8 operations, or is Section 8 monitored and regulated locally.

@Joseph Khateri some political rumors say that the Democrats want the shutdown to last through the end of the year, it has something to do with Obama care and the enrollment period. Then they can blame Republicans for causing a breakdown in healthcare for Medicare and Medicaid recipients

Hello fellow investors! My name is Duane Kidman I currently live in the Dallas/Fort Worth metropolitan area. I started my real estate journey wholesaling, at least that was my intention. The first flip I had 3-potential buyers, but they were all newbies and none could qualify for a loan, so instead of letting it go - I Rehabber it myself. The next house I rehabbers and continued rehabbing until late 2022, when houses in my area stopped selling. I noticed new builds were still moving, so I bought 10-lots and started the process. Just as I was about to apply for my permits, I noticed other new builds were 6+ months on market. So I stopped. I considered flipping land. Checked into State and County deed auctions. Actually bid and won a lot in Hot Springs, Arkansas. I like visiting Hot Springs, and after speaking with the City Planner, discovered they have a need for low cost housing. So I am making plans to build a prefabbed home on my lot there as mid-term rental, so I have a place to vacation when vacant and the need or desire happens. For now, I’be decided to venture into buy, rehab, and rent. This year I bought my first rental, and as of now I have another under contract. While checking into rental rates in the different local areas, I noticed that in a few places, Section 8 paid more than thr street rate. So here I am, learning the ins-and-outs of Section 8.
