“Let Them” - Wouldn’t recommend tbh
Started reading “Let Them” by Mel Robbins this last week - first thing I’ve read from her. I’ve been seeing it everywhere recommended as a best seller and audible keeps highlighting it as in line with my library, so I gave it a shot. First chapter was fine, the rest just basically is taking a 30 second video and trying to stretch it into a book from what I can tell being more into it. Wouldn’t recommend - watch the YouTube video by her that inspired it and move on with your life. Just figured I’d mention it so others don’t waste the money trying it out. ✌🏻If you disagree lemme know why though, maybe I’ll work to finish it if it really has a gold nugget somewhere eventually. Reddit doesn’t seem to think so. Should have checked there first.
Customer Service matters
In 2020, I had my first VA loan client. I knew the VA loan could be a clusterfuck if done poorly, so I reached out to the only military guy I knew at that time (Sorry @Alexander Felice , I forgot you were in the military) and asked David Pere if he had a great recommendation. He introduced me to @Jon Lallande and that one transaction led me to almost exclusively using Jon for every mortgage for every Buyer I had. Why? Jon didn't promise things he couldn't deliver. I was super leery about him being able to close on a VA loan in 21 days, but he did it. He called me every Tuesday to give me an update on the process - even when there wasn't anything to update. Then he left me to go "live his best life" or whatever and of course I was crushed. Jon, you ruined me for all other lenders. I compare everyone to him, and they all fall short. I was reminded of Jon's amazingness this morning when a lender for my most recent transaction (where I repped the seller) sent me a survey and asked how they could earn my business. They were so non-communicative during the whole process, there's no way I'd ever give them any business. Be like Jon. Be great.

That’s awesome. It’s surprising how much just exceptional customer service will crush all other aspects when it comes to me determining whether I want to swap partners. We’ve cancelled multiple data partners who were cheaper just for the fact of them having horrible communication/response times - cause in software, when good communication matters, it really matters. Same in RE. Just had a buddy lose a great deal all over someone just being horrible at communicating timely which caused it to fall through. I’m now very determined to prioritize anyone who communicates well and honestly above most other factors.
What’s the Best Personality Test for Teams?
I’m organizing a corporate retreat in July and would appreciate any feedback y’all might have on the most engaging assessment for teams to understand each others preferences in communication styles and strengths. I’ll select one and lead a session that leverages the assessment they’ve completed prior to the event. I’ve used the following personally but would love to hear of any others you’d recommend!

Yeah, I’ve really liked the strengthsfinder one the best. It’s seemed the most applicable for me.
Taxes
I have a new problem All my real estate is now too profitable even after depreciation and I don’t want to pay any taxes I have a call with my tax pro on the 17th but curious what everyone here does

@Alexander Felice according to US Bank “Bonus Depreciation ramped down to 80% in 2023 and 60% for 2024. Bonus depreciation continues to ramp down for ensuing years: 40% in 2025, 20% in 2026, and 0% beginning in 2027.” So from what I gather you’re potentially down to 60% if the syndication buys them in 2024 or 40% if this year. Edit: spoke too soon, sounds like Trump pledged to reinstate it retroactively to 100%. Doesn’t sound like that’s happened yet, but it may. Soooo idk. Either 40% or 100% for 2025 acquisitions depending on if he actually does that retroactively. Overall from everything I see, yes you can take the bonus depreciation.
