Some of it is currently useful, it's also making lots of people incredibly intellectually lazy, and it has the potential to solve all of the worlds problems or completely destroy us So my vote for AI is the same as my vote for every political election: "It'll be interesting to see what happens next!"

Underwriting Service Businesses
I’m hoping to get some feedback on how to build out a framework on underwriting service businesses for acquisition. If you have an experience or formula you typically use, I’d really appreciate the insight. I’ll be specifically looking at it in comparison to REI Buy and Hold Rental Property.

Been working nonstop for the last few weeks. Trying to serve everyone and losing a bit of myself in the process. Having a weird day today I desperately need more friends in Austin - remote work is a miserable existence for me. Working hard on this and making progress but far from solved All that said I'm very aware that I have nothing but champagne problems. I'm healthy, we have financial stability, Miss Kate and I are great, and we have fairly meaningful work to do Now you: What are you grateful for What do you need help with?

I went under contract for a house today
6 weeks ago I felt settled in Austin and I wanted to start making money here. I haven't bought a rental in a few years because I was bouncing around locations (Charlotte, then Maui, now Austin) and the market didn't seem very favorable. I started going to real estate events and talking to local investors with the goal of finding someone who invests like I want to invest - underpriced, bullet proof, single family rentals Found a guy who is doing it, met a few wholesalers, talked with a bunch of private lenders, started underwriting deals. Today I signed a contractor for one 197k purchase ~30k rehab 320k ARV 2500 rent should be able to refi out 100%, pay my investor, and cash flow neutral. If I had borrowed 100% (which I could have) then I might have been able to do this with no money out of pocket. Property is in Austin zip code We shall see how the real numbers shake out, but it feels good to be buying assets again

@Chris Connolly My holding period is forever Capex is hard to predict. Roofs very often last more than 30 years, and sometimes less. HVAC and water heaters are the same Nothing works according to a spreadsheet so at some point you just make a decision and gamble. If I'm wrong in the short run I can weather the pain, I am very confident I will be right in the long run and long timelines smooth out the charts
