What is Planning Gain?
Just had a call where this came up and thought I'd post about it... 'Planning gain' is when you obtain planning permission on a property and it adds value. Some people buy property, get planning permission and then sell - without developing it. Less risk, less cost, less time taken. Planning gain can be a great strategy for people who have the contacts with planning consultants, architects and the time to hold the asset whilst obtaining planning permission. I have in the past obtained a property 'subject to planning permission being granted'. Which means you agree to buy the property IF planning permission is granted. Then you purchase it for the agreed price and immediately sell it for a profit.

That’s similar to buying land, or having an option agreement in place, obtaining planning permission and then selling at the uplifted value.
Leverage is Powerful (when done right)
Afternoon gang, holiday done, finally back in the UK and refreshed ready to roll! I wanted to share something I was thinking about whilst I was away.... Too many people focus on low leverage tasks. Ask yourself 'What's the 20% of work you can do, that will give you 80% of results' Here's an example: You send out 30 DM'S on social media and it takes you an hour to do. You might get 1 or 2 replies. BUT WHAT IF... Instead of that, you spent that same hour, creating videos and you posted them on socials? That sort of content is 'one to many.' You might get 500 views and onboard several clients. Plus those videos will keep generating leads and conversations for weeks, months, years potentially. You need to ask yourself - Am I using a 'high leverage approach' or not. Volume and action is something we speak about a lot. If you know it's a numbers game, how can you do bigger numbers? Straight away that mindset shift is absolutely HUGE! Posting a single post on socials and thinking - 'Hey I posted my post, I'm good for today' and you pat yourself on the back and tick off that task for the day... that's a big mistake. Alex Hormozi talks about 'high value' tasks and his mentor once told him, his numbers were far too low. Alex Hormozi now posts around 35,000 pieces of content a year that works out to around 100 a day. That's insane. He has a team of people helping him hit those numbers. BUT.... There's a lesson to be learned from this. Most people play small. They play way too small, but they think they're doing enough. If it's just a numbers game (and it is) then to increase your leads and conversations - the answer is to post more! Way more! More posts = more opportunity to be seen = more trust built = more conversations = more business = more money banked. If you created a talking head video where you talked about a topic your ideal client avatar cares about for 5 minutes all you have to do, is chop that video up into smaller videos and you have 5 different pieces of content.

I agree, people are more likely to invest or do business with you when they feel they know and trust you, so posting good content consistently is important for visibility. It gives people a chance to see who you are and what you do before you even have that first conversation.
Refurb Replay
Hi Guys, just rewatched the refurb breakdown video. Very interesting! was quite surprised somebody who is/ was in our community paid a builder a big chuck of cash upfront to be told quite quickly the money had gone and the company no longer existed! poor guy! a good example of why the contracts need to be water tight and fair for both parties. Going through the refurb cost's line by line is invaluable - as discipline is key! the ability to give us an indication of what prices will roughly be depending on area is also really helpful.

I was at a property network event, spoke a developer. The builder they decide to work with asked for deposit, to which they did pay him. He subsequently went and paid a subcontractor to do the work who took the money and left this is a large project, these are experienced professionals that have a portfolio. The builder they paid is saying it not his problem. Call in the debt collectors is the route they are now going to take.

I was always a glass half-full kind of a guy when i was younger, and these books played a part in completely resetting my mind. They helped give me a NEW attitude that has stuck with me for many years now. 'If you always do what you've always done, you'll always get the same results' such a good quote I often think about. It's time to make different decisions and better decisions for yourself. Stop living life on repeat and expecting things to change, they won't! Massive change only comes from massive actions it's the only way! How many of these have you read? What's your favourite ever book in this genre?
