Refurb Replay
Hi Guys, just rewatched the refurb breakdown video. Very interesting! was quite surprised somebody who is/ was in our community paid a builder a big chuck of cash upfront to be told quite quickly the money had gone and the company no longer existed! poor guy! a good example of why the contracts need to be water tight and fair for both parties. Going through the refurb cost's line by line is invaluable - as discipline is key! the ability to give us an indication of what prices will roughly be depending on area is also really helpful.

Flip Workshop Replay
Good afternoon Gang, Newbie here! Just watched the flip workshop replay earlier on this week, here are my takeaways....... 1. The devil is in the detail, A good deal sourcer will go a lot more in depth before presenting TRUE net profit. Displaying legal fees (Acquisition and selling) holding fees which on average last around 6 months and line by line refurb costs. 2. Contracts with deal sources and builders alike need to be water tight so we protect ourselves from handing over heavy amounts of cash with the risk of the receivers disappearing. 3. Being hands on can help reduce costs when refurbishing such as, ripping out old kitchens/bathrooms, painting etc 4. The A.I deal Calculator is the best in the business when it comes to generating realistic net profit after inputting all costs. 5. Most investors initially request deal sourcers to find properties with a 20% ROI but there is a good chance they would be happy with anything north of 15% 6. If you do venture into deal sourcing, keeping your investor updated step by step is considered best practice. 7. Anyone can go on Rightmove / Zoopla and find properties below market value and bombard investors with their findings without putting the true work into find something which works on all fronts. 8. The A.I deal calculator gives us a good indicator of what individual refurb costs would be. Rule of thumb - further down south = higher the price, further up north = the lower the price. 9. A good deal sourcer will offer various net profit scenarios when taking all costs in consideration. Best case, middle of the Road and cost effective. 10. A good deal sourcer will also offer a plan B reg an exit plan. 11. If you dont cut corners you can make 6 figures a year with repeat business from just 4/5 investors 12. Paul Managed to find a property which had a fish tank inside of the kitchen units. I challenge you to find another!. Questions 1. I don't recall stamp duty being mentioned during the video, should it have been?

Would you be annoyed if this happened to you?
You join a gym and sign-up to have your own personal trainer (stick with me) The trainer sends you a 'personalised plan and nutrition guide' and you're dreaming of that new body! Then you find out... that your personal trainer sends out the EXACT same 'personal plan' to everyone they work with. So it's not personalised at all 🤬 A 25 stone guy cannot have the same plan as a 10 stone woman - It makes no sense! This is EXACTLY what property trainers do.. The big names in the UK all sell courses (and sell you a dream.) That's exactly the same as the above... their property courses are all 'one-size-fits-all' and these amazing programs are not tailored toward you at all in any way shape or form. They are the same course, everyone gets and they're sold to ANYONE that will pay the fee. They don't care about your experience, your financial position, the amount of available time you have, and they have zero interest in your strengths and weaknesses or capabilities. One size fits all fitness programs don't work for very obvious reasons AND neither do one size fits all property courses. I know from mentoring clients for the last several years that every single person I work with is different. All my clients I work with need my help and advice in different ways. A newbie to property needs very different advice and help compared with an investor with several properties under their belt. That's why all my clients get their own personalised plan of action and that means they have a plan that suits THEM AND THEM ONLY. The way it should be.
