I need advice
Has anyone here ever had to cancel a deal that wasn’t moving? I’m having trouble finding buyers and recently renegotiated with the seller for a lower price but have less than 20 days to find an end buyer. Any advice helps

You can always ask seller if he is in a hurry to sell, you can tell you are still doing DD with your GC, or make some story up

Try to send addendum for an extension period of at least 10 days. Post it in FB ! Look for JV, if it's a good deal you will make it happen. Otherwise, move on with another deal, don't get stuck in just one, keep moving ! DM me with the info, I can maybe help with that one, I want nothing in return.

Hey everyone, I usually keep business and personal separate, but I want to be real for a minute. My wife has been suffering from severe seizures and has been in and out of the hospital. Right now I’m home taking care of her because honestly I don’t know what the future holds. Watching someone you love go through this while trying to hold everything together mentally, emotionally, and financially is a pressure I can’t even explain. To be honest, I’m scared. The way my job has been acting during all of this has me worried about my future there. I have 4 kids depending on me, bills that don’t stop, and a family that needs me present right now more than ever. Last Friday I got an $8,500 assignment fee off a wholesale deal. I paid all my bills up, handled what my family needed, and immediately reinvested into XLeads because I realized something… this has to work. This isn’t a game or “extra income” for me anymore. This is me trying to build real freedom and stability for my family during one of the hardest seasons of my life. I’m not posting this for sympathy. I’m posting this because I know a lot of people in this group have been counted out, backed into corners, stressed financially, or had life hit them all at once while still trying to build something bigger. Right now I’m hungry. I’m learning every day. I’m taking action. I’m betting on myself because I honestly feel like I have no other option. If anybody has advice, lead strategies, networking tips, want to JV or just encouragement from experience, I’m all ears. I appreciate this group more than you know.

@Enrique Roth Honestly, the seller was already pretty motivated and open to creative structures from the beginning. We focused a lot on showing him how the structure still protected his position while allowing us to make the numbers work on our side. The hybrid structure and 2nd lien position came down to transparency, keeping the deal simple, and aligning incentives for both sides. We also positioned it more as a partnership-style outcome rather than a typical “seller finance” pitch.

Land in Georgia (state, not the country)
Had a lead respond to me about 100 acres of land in middle Georgia, and he was looking for $2.5mm or $25k an acre. I don't know if that is good or bad, how do you use XLeads to comp land? Is there a better platform for that? 100 acres is a lot different than an intown lot, so how do I do that?
