@Dave Denniston I just listened/watched this and it was really helpful. It brought validity to the fact that land flipping has really changed. (I'm not losing it.) I am seeing some of the same margins and just passed on an auction deal today because I wasn't confident enough in the margins and comps. It's all about the numbers and we need to be a bit more cautious yet still take action. Thanks!

@Dave Denniston Yes, working in other states involves taking the dealer test per state. Then a dealer can work with multiple manufacturers... it's not like hanging a real estate license with one broker.
