Would you keep a property vacant for 6 months to sell in spring? You'd be out like 7-10k in rent, but no concerns about tenants while you waited. What would you do?

What about a midterm rental ? Or get a long term rental with a 6 month lease. Then by the time of sale it will be a month to month lease and the new owner can decide what he/she wants to do

Under contract and to answer Dion’s question about what keeps you up at night
What keeps me up at night? Am I buying the wrong deal? I keep telling myself this isn’t a home-run deal. I feel like I can do better than this. Is this deal even worth it? Am I overlooking something? Will I run into unexpected renovation issues that end up costing me more than I planned? @Dion Talk Financial Freedom haha luckily you are a married/engaged man now . I think this is a good buy honestly but I think you mentioned this before I’m thinking about everything that might go wrong.it’s in a nicer part of town, parking a garage where I can add extra income. I can easily add washer dryer hookups. 1 minute away from a beautiful park. I think the fake gurus would say oh I got it for $250k and it appraised for $475k haha.

I've been house-hacking for exactly one year now, and it's amazing. It was like giving myself a 20% raise, while working for 25 years at a university that is always using each national crisis as a reason to keep wages low. 9/11, Great Financial Crisis, COVID, Tariffs, and now AI, oh my! So that led to house-hacking, and it's the first time I've felt old fashioned meritocracy since working a lumber company 60-hours a week in my early 20s. I'm here for community and to build confidence and knowledge to get this first house hack stabilized, and to lay the groundwork to buy a second. I want to put this university nonsense behind me and start living a life that makes common sense.
