Hi everyone! I’ll be starting the 30 Days to MHP Challenge myself next Wednesday! My team will be focusing on finding off-market deals that match our buy box. Lender Recommandations?
I'm seeking lender recommendations for refinancing a stabilized mobile home park in Arizona. I have one option approved through a bank, but the LTV came in lower than expected. Open to local banks, credit unions, or private lenders who understand the MHP space. Any leads or recommendations? Appreciate the help!

Ramps at the park
@Michael Pansolini What type of ramps are you allowing at the park? We currently have metal ramps only, and a new TOH RV tenant ask to build a wood ramp. Which not looking attractive from the photo.

How do you maintain the standard of what they build? My handyman offered them one he built for someone outside the park, which, as you can see in the picture, is not the most attractive-looking. Did you make it for the tenants? It is an RV TOH.
Over come seller finance objection
@Ryan Narus @Michael Pansolini What's your best way to overcome the objection that a seller says they don't want to do seller financing because they are afraid the operator will mess it up, and we will get violations and issues since it still stays under their name? I thought of offering a master lease for a few months to show them how we perform, then proceeding with the closing and seller financing. How would you overcome that objection?

That's gold! It is also a great way to provide value to the seller and stay in touch without too much friction. Is this a standard way for you to keep in touch with them? Do you use that as a regular approach? I used to cold call and first start the conversation if they were looking to buy properties instead of selling. And it helped get conversations going, yet I didn't get immediate leads like if you'd ask if they are interested in selling.

100% true, I am always looking to do the same, but not always creative enough or have those value ideas ready. Sounds like you have many ways you provide values. We should create a list of all the things we can provide value with and provide value to sellers.

Hello, @Michael Pansolini Do you allow dog fences like these to be installed in tenants' yards or under a carport?

We don't allow them to stay unattended outside. We charge $20 per month up to two pets, and usually, there aren't many issues. I think that is an eyesore, and she will need a regular fence like most lots have.
