@David Ortiz Thank you man, I appreciate that for sure. Yes, I have been involved in the M&A space as well. With the same persistence, when I was seeing that I wasn't getting deals closed in real estate, I paused for a while...I keep track of every deal I've been through and I keep the documents I have at all times and re-read them, write and draw all over them. I went to do something else which I thought from experience would translate over to M&A which is Mergers & Acquisitions. I thought that if I get to acquire an existing business, I can use the money to get out of this situation. I've gone through those too and all of the deals all did not pass a specific point. They felt easier too, I came back here because this platform was the only place I knew where I've arrived to after I've been through deals.

@David Ortiz I appreciate the words man. However you want to percentagize it, about finding the right opportunities, getting the right people in the pipeline, or getting the deals past a certain point--it's a combination of those three things you said. It could be an unbalanced ratio out of the three categories...probably because I've gone through them by myself touring, reading and filling out PSAs, talking to the lenders when it's their regular job, and I'm thinking much bigger than the average investor or real estate professionals in the industry. I'm responsible because it's not a choice. It's a Decision 💯. No one was there...when I was stereotyped (I was at work in another city at the time, and this complaint came three months after I moved in), I took it personally...to keep going and figure it out [pun or no pun]. I've been through many deals especially in the place I was in which I had to spend several months in court doing what I could to defend myself (which is part of the reason why I wasn't here for some time). I have written every deal down (then) in a notebook from cover to cover and I understand why some investors or these big wholesalers here or somewhere else only do off-market deals...however I will present this question: "Do you know the real reason 'why' people put their properties on-market?" Not including the realtors/agents/brokers because it has nothing really to do with them. I mean no disrespect if anyone here is one neither am I talking down to the job. Their ob is equivalent to a specialist (attorney, Doctor, etc. sort of). I appreciate your questions, it's beginning to feel like a televised interview 🙂 wherever it leads, let's continue.
