Made 120 Calls Tonight! Had 12 inbound calls! 8 of them were playing phone tag with 2 people. lol the other 4 not interested. Had 24 Pick Ups! 14 Hang ups. 5 Not interested 5 wrong numbers Left 42 voicemails. I'm not sure what happened today. But the energy was more focused and on point. The pick up rate had a noticable improvement. Connected with 2 cash buyers! 1 actively looking for fix n flip deals in my market 1 looking for multi family units in Indiana. Looks like the network is expanding to new territories! haha drop a DM if you are actively marketing in Indiana. Let's work!💪 Cleaned up and organized the CRM a bit more today. This is running really smoothly now. If only ALL calls would get rerouted to my cell phone. haha if only. That would be nice.. Excited to see how this works when I get the AI trained and set up. 2 Cash Buyers Added to my Buyers List!! 1 Phone Appointment on the schedule for tomorrow!!! YOU CAN'T STOP ME!!!! Made 105 calls today! 3 inbound calls. All Not interested. Had 8 Pick ups! 4 hang ups. 1 Not Interested. 2 Wrong Numbers. 1 wanting to sell. Left 37 voicemails. Tried out a new call time today. Hit 11Am-12pm I was being to think I made the wrong choice and literally the last call of the hour. I said to myself "just one more" and now answer. I said it again on the second time someone answered. After chatting for a good min, Turns out this homeowner is a realtor who has multiple properties that she needs to get rid of but doesn't want to list them because they all need some repairs. She was driving, but we scheduled a phone appointment when she has the day off this next week. That seller I had an appointment with today is in lala land wanting wayy more what the property is even worth. Not including the repairs needed. Feeling like if I had more rapport built up with him things may have been different. Who knows.. most definitely something to work on. Let's see what tomorrow has waiting for us 1 New Lead Added to the pipeline tonight!! YOU CAN'T STOP ME!!!!! ITS TIME TO LEVEL UP!!!!! LETTTSSSS GOOOOOOOOOO!!!!!!

just a suggestion, but you should find an operation that you feel comfortable working under and cold call for them to qualify warm leads and have someone close. Some operators will work with schedule flexibility and if a lead closes arrange 50/50 split on JV partnership. Just trying to help. Hope you get a deal soon if you haven’t already.

@Kyle Shea Right now I’m kind of all of around the US, but I eventually want to settle down and focus and really learn the types of opportunities with properties in NY. My market is Buffalo, Rochester, Syracuse and Albany.
Creative Financing
Not sure if this is allowed as I barely see any talk on creative financing in this group, but I just recently decided to jump into learning exactly what this is about and would like to ask for some tips and general advice on how to best get started. It's a little different then wholesale real estate. Well depending on how you look at it, it's much different, but that's besides the point. Just looking to see if I can get set in the right direction. Anyway, thanks!

Seller Call - Looking for feedback
I’ve had a couple before this, but this was the first one where I did the MCTP method. I did jump from motivation to condition rather fast, but that’s okay. I was kinda flustered and didn’t know what to ask after inquiring about his reason for selling the property. I should have built rapport to connect or cracked a joke, but it is what it is. I learned from the experience and I did eventually build rapport and connect with him in a way. I like how I was genuine with all of that. One thing I’d like to improve on is not asking the same question twice or maybe three times, lol. That was embarrassing. I might incorporate check boxes just so I don’t accidentally repeat myself, but I think this was just nerves and not knowing what to say. The phone did cut out multiple times especially towards the end which was annoying. I don’t know if this is a property that a cash buyer would want to invest in but it was great to practice. If anyone has tips for me I’d appreciate it. I need to comp the property and move the process along now. This was a FSBO on Zillow btw. Given the timeframe he was looking to sell all of his properties I don’t think this is a good deal, but I’m still new and learning so I can’t even confidently say yes or no.

@Louis Kowal Definitely implementing a simple template to fill in with notes during the call. I tend to record my calls as well too so I don't really have to take notes, but I am getting tired of always recording my calls.
