Deal Flow
Is anyone else seeing deal flow slow down in their market?

Deal flow is hard for sure. I actually spoke with a lender about a property I am looking at. I shared with him my underwriting and plan. He suggested I share the information and said if it makes sense lenders can often speak with brokers and give them realistic expectations. Translation- unless you have a cash buyer, here's where investors are pricing this asset.
AI Deal Analysis?
Is anyone utilizing AI to analyze deals? I built an acquisitions analyst in Claude to help screen and score deals. I find it extremely accurate and saves me a ton of time. He scores - Pass, Watch, or Go, with a detailed analysis. Love to hear about other's experience.

Just had Claude create an underwriting tool and some of the terms and metrics had never heard of. Had a call with a lender the other day and he used those exact terms and wouldn't have known of them had it not been for what Claude built.

@Will Skillman I have a group subscription to Costar and was able to pull a list for one market we are considering. I then skip traced it and sent about 270 RVM's. Not a great response rate and will have to do about 1-2 outreaches per month. It's realatively cheap. I've also started talking with brokers but do get frustrated as some have said they were reluctant to submit my offers for fear of me getting a reputation. I've even offered to share my underwriting and when sharing my logic I don't get question or pushback. Sometimes I think brokers are looking for suckers to buy these assets.

@Will Skillman for sure they priced for owner operators, I would also include 1031 exchange and cash buyers. I agree as an investor at minimum you need to be at 1.25 DSCR for lenders to even consider the deal. By no means is it a slam dunk.
