Flex Connect Conference — Houston, Sept 30 - Oct 1
Anyone else planning to be there? I'll be at Flex Connect this year. Two days, fully focused on flex and small bay: construction costs, financing and capital stacks, deal structure, live underwriting, the real operator stuff, not general CRE fluff. I attended last year and found it very educational. It covered a lot topics including AI, economics and markets to construction, and more. The networking was great too. I would recommend it to anyone interested in this space. I was on the fence about going again but I’m in now for sure. Let me know about the discount deal. Thanks
Septic with Flex?
I've heard mixed opinions on this, but have other developers had success building flex on septic systems? My concern is that it would limit users. However, many of the sites with sewer in my market (Raleigh) have too high of a land basis to pencil. Would love to hear any real-world input. Thanks!

I don’t have choice for my project because an issue the city has with crossing the railroad. Most of this is in the county anyway. I don’t think it’s a bad thing. I have quotes from $8 to 12 k for a $12,000 sf building with 8 bathrooms. Of course that would be per building. We will get it done much faster than we would otherwise and less red tape. Trying to get familiar with a commercial septic. I’m thinking it’s probably necessary to install plaques behind toilets warning of what to not flush. Also whatever restrictions we may need to give notice of and write them into the lease.
Asphalt vs Concrete for business park projects.
I’m creating a mixed flex building and IOS business park and wanted to get your comments on this subject. I love the look of concrete but not the cost. Since we will have 3200 feet of driveway I’m going asphalt with that but may do concrete for the parking between the buildings. The IOS will be rock or chip seal.

The city portion requires chip seal at a minimum but no requirements in the ETJ.

I’ve been told that there is not a lot of price difference between asphalt and concrete but there is significant difference with chip seal.
