What is a FOIA request & why should I care?
Freedom of information act is the tool we can use to mine data from government agencies that is not readily available from typical list & data sellers. Some cities & agencies are very cooperative, others give you the run around, provide unusable data or simply ignore your requests. It's a delicate art sometimes, & sometimes you run into a dead end or a rabbit hole. But sometimes BOOM you hit a nice deep rich vein of gold. Would I spend a ton of time on it...No, there are some activities you need to prioritize. Make a promise to spend maybe 15-20 hrs over the rest of the year requesting lists & following up on rejections & denials for data from some agencies: i.e. Code Enforcement, Health Department, Public Safety, etc. You just may uncover a hidden goldmine. If you join Summer School I will touch on some things that have worked for me.

What makes this training different
The curative investing space is the hot ticket lately with lots of so called gurus claiming to be experts. Personally I would only vouch for a few select operators who I know personally are the real deal. I also know who are simply opportunists looking to make a quick buck. I was fortunate enough to have done my first “curative” transaction over 2 decades ago. I have continued to do this under the radar in stealth mode. I was introduced to it by a small circle of investors who prefer to stay under the radar. We meet 2 times per year and the we informally called ourselves “Bottomfeeders” . It is invitation only by the founder of the group so don’t ask for an invitation. I also have spent almost 2 decades learning “alternative” or “creative” acquisition and investment structuring . I think the word “creative “ has a negative connotation these days because of shady as “f” so called experts selling bs courses to impress newbies that are willing to drink the kool aid & worship the guru du jour. I studied under legit investors not “boot camp marketers” and to this day I consider myself a lifetime student, always curious, always learning and improving. What makes this different… This isn’t a polished course created to be marketed & sold with pretty or slick ads with sales funnels, facebook ads, reels or tik tok bait. I combine Curative, Creative, & most importantly Community of real deal investors who create wealth with real estate not shiny slick courses. My goal is to adapt what works for me into a bad ass system that will work for you in your market. I’m still working on creating the application so thanks for your patience. My thinking is that I want to have a small group with similar levels of experience and capabilities so we can move fast and kick ass. It may require 2 separate small groups one expert group one beginner group. This is going to be a Summer to remember!

I’m looking forward to this. Fairly new to this and have been following some of your advice from the conference in Tulsa in getting familiar with the county courthouse. I’m still slow rolling this thing out with messy title but I think there’s more longevity outside of just looking at a TD list. Even though I might be overthinking some stuff but I like paperwork

Dirty Title Summer School:90 day challenge
Here's what's coming soon. The 90 day challenge... Theory is great but nothing replaces real world hands on experience. Because my time is limited, I will work only with a small hand picked group (you will have to apply) My research team will find leads for you to get started. You work the leads, we help you get momentum, hands on experience, I will help problem solve & teach you some of the skills I use to cash fat checks. We will have a series of group calls so we can all contribute & learn together.
