This is one of my favorite deals ever: No documents No W2s No tax returns No personal cash used All done with 0% business credit 1. Found the Property Purchase: $53,000 Rehab: $24,000 Closing costs: $8,000 All-in: $85,000 ARV: $120,000 This is a perfect BRRRR-style deal in an affordable market. 2. Funded the Down Payment With Business Credit Guy liquidated $10,000 from a 0% business credit card. This covered the 20% down payment for a DSCR loan. No income docs. No employment check. No tax returns. Just a clean LLC and a strong credit profile. 3. Used Business Credit to Fund the Entire Rehab Every part of the construction was paid with business credit: Contractors Home Depot Appliances Electrical Flooring Plumbing Materials Tools All on a Chase Ink 0% card.
