**Unicorn Design Challenge**
Morning 🦄s, So I have not one, but 2 flats coming empty right now and ready to be converted into SA units. The reality is - both of these could easily have nothing done to them and be let out immediately on ASTs - so I'm having to balance the cost of upgrading to SA units vs the return. My rough rule of thumb is I'd want all of my invested money back in 3 years - i.e. If I put £15k into the works, I'd need to be able to rent the units out for at least £5k/year (£416/month) extra than the AST rate. Of course, into this mix we need to understand the risks for AST voids/arrears etc. I'm confident we can achieve this, and also that the works have the potential to uplift the capital value of the property as well. So here's the video walk arounds of the 2 x flats... What would you do to them?

I'd definitely get rid of the magnolia! Perhaps a more stylish kitchen in white to lighten things up, tile the kitchen floor area. And maybe just re-tile the bathroom walls and tile the floor in there too.

@Robert Stewart not a blanket dislike of it as such, I just think that it doesn't look great in small flats! Reminds me of my first studio flat when I was 19!😆
**Sep Monthly Coaching Timing Change**
Hey 🦄s- I must send my apologies again as have had to chance the time for Sep coaching to Thursday 19th Sep at 16:00 BST. Unfortunately - I'm just in the finishing stages of the multi-flat AirBnB development and deliveries/inputs are coming thick and fast. Today's issue is we cannot locate the stop taps to the building and flats and so I need to be on site for a water board engineer to attend to locate all of the services so we can isolate for shower installations... See you tomorrow though 🔥

Progress update….
So went with the dark colour scheme the communal areas of this block were renovating as a bespoke block of 5 boutique SA flats. I actually love it now the first coat is going on… What’s your thoughts?
