I want to give up
It's been a month i was super motivated searching on Facebook for cash buyers writing papers on each buy box i found some properties that match the majority of them i sent them gmails they are more than 15 i waited weeks no response i started to dm in messanger no one respond no one cares i emailed hedge funds and cash buyers in Cleveland listes in maps no response i started to feel exhausted and want to give up someone help me or direct me to the righ way or personally coach to my first deal

@Med Taha Man, I get it, that grind is real and most people quit right before it clicks. A few things that might be killing your response rate: Cold email to buyers rarely works. Cash buyers and hedge funds get bombarded daily. If you're just sending "I have properties that match your buy box" with no track record, you're getting filtered as noise. Same with cold Facebook DMs, people don't trust a stranger with no history. Fix your approach, not the effort. A few things that actually get better results: 1. Stop emailing hedge funds first. They're the hardest buyers to reach and the slowest to respond. Start with local, active cash buyers, the ones actually closing deals in your market. Pull recent cash sales from county records or your county recorder's site and you'll see exactly who's buying right now, not who's "listed" as a buyer somewhere online. 2. Call, don't email. Phone or text gets 10x the response of email for this business. If you don't have their number, that's your next task, not another buy box. 3. Lead with the deal, not the intro. Buyers don't care about you yet, they care about the property. Text something like "Got a 3/2 in [neighborhood] under market, you still buying in that area?" Short and direct beats a formal email every time. 4. One deal changes everything. You don't need 15 buyers to respond, you need one. Once you close your first one, that buyer usually wants more and may refer you to others. You're not failing, you're doing the outbound activity most people are too lazy to do. You just need to redirect it toward buyers who are actually easy to reach right now instead of the hardest ones. What’s the best way to find cash buyers I have access to 81 properties. I need some cash buyers. In South Carolina.

@Antonio Drake Antonio, with 81 properties you need a repeatable pipeline, not one-off outreach. A few things that help: 1. Pull cash sale records in your target SC counties from the last 6-12 months, those are proven buyers. 2. Local REI Facebook groups and meetups - Charlotte-adjacent, Columbia, Greenville, Charleston all have active investor communities. 3. Title companies and hard money lenders - they see every cash closing and know who's active right now. One thing to flag since these are SC deals: South Carolina passed HB 4754, which now defines wholesaling as a brokered activity and requires a license to market a property you don't own. Public advertising of the property specifically is where people get into trouble, a lot of investors don't realize the rules changed. Worth structuring your assignments carefully or working with a team that already knows how to stay compliant there. I run deals through my dispo team, might be a fit for some of these. I'll DM you. 🤝
