@Chris Neal usually it isn't but after a quick scan of communities, etc. There's a possibility it is her real name. I have no interest in wasting the time to do a dive deep enough to confirm either way. Don't judge a book by it's cover but if quacks it might be a duck, if it has leaves it might be a tree... Hopefully you catch my drift 9 outta 10 looks/sounds fishy it will smell like clams... So just ignore, dodge and duck.

@Douglas Jones Wtf... Sorry to hear that about your past experience with another group. Thanks for the info btw. I'd be feeling like I was walking on eggshells and waiting for the next shoe to drop in your spot too. I just wanted to clear the air between us and make sure we were on the same page. FYI if it helps ease your mind, I've only seen you post neutral, positive, or beneficial comments here.

I've skip traced leads and it's led to dead numbers and wrong numbers. This is hindering my process what should I do?

@Mark Klinkov 100% full agreement and 0% argument. However, I'm personally not in a position currently to pay for any tools at the moment. I'm looking for the best, quickest and unfortunately free ways to lock up a deal or two to bankroll better tools and buy some time to focus all my energy on real estate.

Make Dispo easy if youāre new. No cash buyers needed.
If youāre new to wholesaling and donāt know how or where to find cash buyers, save yourself the work in the beginning. You have 3 good options where you donāt need a single cash buyer yourself: Max Disp(Max), Sell My Paper(Zach Ginn), and Buy Box Cartel(Richard Taylor). If you can lock up the deals, just pick one of them and let them sell it for you and split the profit. Easy. Cash Buyers are a pain in the ass anyway most of the time. Make sure you check their ābuy boxā requirements first so you know what their buyers are looking for. This way you only get properties you know they want. Anyway, hope this helps someone.
