Any luxury 5-star boutique hotel owners (in Canada, the US, or the UK) who may be open to selling. I’m working with a seasoned hotel owner-operator who's actively looking. Here's what they're looking for (with some flexibility for the right opportunity): - Luxury 5-star boutique hotels only - Income-producing, stabilized assets - No development, conversions, or heavy value-add - Preference for unbranded/unflagged hotels (ideally without HMAs), they may want to manage it themselves. - Core gateway markets like Toronto, Vancouver, London (UK), NYC, Boston, Miami, Washington, LA, etc. - Typical deal size: $20M-$150M - Most deals are all-cash, depending on structure - Long-term hold strategy - not IRR-focused, more on cash-on-cash/ROE - High-quality, income producing properties in irreplaceable locations that they can be proud to own forever. Mostly retail, mixed-use properties and hospitality, although they've invested in all asset classes. If anyone comes to mind, l'd really appreciate an intro.

Class A multi family Tx huge value add
Off market class A 204 unit multi family in Lubbock tx over 94% occupied. Back in December it was only 6% occupied and not completely finished it appraised for $35mm. Not that it's completed and over 94% occupied the bank has requested for a new appraisal. Owner is asking $29mm or $25mm down with big monthly payments. I am direct to the owner and builder. This is a brand new builds. Value add is the rents have never been raised to market rents. There's a huge difference in what the rents are at and what they can be raised to. I'm a connector and I'm looking to connect the end buyer to the owner. Not somebody that knows somebody that knows somebody. Once the new appraisal comes in the price will go up . Way up.
