Any luxury 5-star boutique hotel owners (in Canada, the US, or the UK) who may be open to selling. I’m working with a seasoned hotel owner-operator who's actively looking.
Here's what they're looking for (with some flexibility for the right opportunity):
- Luxury 5-star boutique hotels only
- Income-producing, stabilized assets
- No development, conversions, or heavy value-add
- Preference for unbranded/unflagged hotels (ideally without HMAs), they may want to manage it themselves.
- Core gateway markets like Toronto, Vancouver, London (UK), NYC, Boston, Miami, Washington, LA, etc.
- Typical deal size: $20M-$150M
- Most deals are all-cash, depending on structure
- Long-term hold strategy - not IRR-focused, more on cash-on-cash/ROE
- High-quality, income producing properties in irreplaceable locations that they can be proud to own forever. Mostly retail, mixed-use properties and hospitality, although they've invested in all asset classes.
