$2500.00 house
I just mailed a deed and a check to a mobile notary for a house and 1 acre in east texas. The title looks clean other than the back taxes. We will see what kind of profit we can realize on it.

@Brian Waters no, that was the price i offered him for the place. It has almost 30k in back taxes but i am hoping to only have to pay them when I sell it. So i am only in it $2500 plus going to mow and clean it out

@Brian Waters i have considered that model as i think there is a lot more options on the sale side as opposed to land or cash type house deals. I probably need to look closer into if you can get a loan on the improvements or it has to be all cash. Once the home is done the new buyer has so many options for financing which helps a ton

@Brian Waters yes that is what i am doing for the first time with one of my properties i did not want to spend the last bit of funds we have in our account. I hope to find some private money that we can rinse and repeat deals at more favorable terms. You getting 10% with no points almost negates the need for anything else

Return on your money
For you guys that are purchasing turn key or on market properties what type of return are you looking for? Are you guys wanting a certain cash flow per month? If you are just buying and then having a management company run the place what are you making?

@Brian Waters i guess! I am so familiar with buying and selling or buying and forcing appreciation and then selling that I underwrite based on a rate of return and that is also typically annualized.

Quit Claim Deeds
Does anyone have a contact for a company that does multi state quit claims? We used Elevation Tax group but it seems they are no longer doing them because of new tax laws that went into effect

Some counties have an affidavit that also gets filed with the deed to verify the llc but worse case when you mail it in and if it happens to be wrong they just send it and your check back for corrections
