@Tammy Richey honestly, working longer days. My husband is at 1 property doing excavation and drainage while I’m at another painting. Lesson 2- sub more things out. Just because you can do it, doesn’t mean you should, but I committed to painting this house to save $$.
Before You Say Yes to a Deal, Ask These 3 Capacity Questions
Math isn’t the only underwriting you should do. Before you say yes, ask: 1. Time:‘Realistically, how many hours/week will this add for the next 90 days?’ 2. Stress:‘On a 1–10, where is my stress right now? If this adds +2, can I handle it?’ 3. Support:‘Who is actually helping me? (Name, role – not “I’ll figure it out.”)’ If: - Your time is already maxed - Stress is 7/10+ - Support is “I’ll just grind” …it might be a future‑you deal, not a now deal. 👉 Comment with ONE deal you passed on (or wish you had) because your capacity was blown. Wish we had passed on a flip that we bought just after buying 2 brrrrs. It was a good deal but brought our stress level to a new max as we have 3 projects, all large at the same time and it is stretching our time and capital really thin.

@Tammy Richey lesson 1- no deal, no matter how good, is worth your sanity! I also realize it is easy to feel this way right now in the thick of it. It’s so hard to pass on a good deal and the insanity is temporary.

‘We’re not on the same page’ usually means ‘we don’t have a structured conversation.’ Here’s a simple 30‑minute weekly money date agenda: 1. 5 minutes – Wins 2. 10 minutes – Snapshot 3. 10 minutes – Decisions 4. 5 minutes – Next Week Rules: - No blame. Past is data. - Phones down. - Same time, same day every week. 👉 If you already do something like this, what’s one tweak you’ll add? If you don’t, comment with the day/time you’ll try it once in the next 7 days. It may not sound like the sexiest date idea but trust me, you will thank me for this later....
