Just closed on a brrrr on Wednesday, was supposed to be Monday but the house was still full of stuff so we didn't sign. Work is happening there and we went under contract on another brrrr so working on building permits and ordering windows so when we close we are ready to roll!

What is going on in your world (real estate or not!)? I'll go first! Real estate wise, we have a big closing Monday that got delayed, a buyer backed out of another deal but we got our 2nd position person locked in instead (for less but it will still close), we were supposed to list a flip last week but are going to do another week of work on it instead. I am working on filming and creating courses this weekend and I am HATING the weather here in Ohio right now so it is taking everything I have not to fly to Florida hahaha....if it weren't for my cute grandson's 1st bday next week, I'd be outta here!

The weather here is not good either. Curious how often you end up with a situation where you have to move on to B position? We managed to get a signed purchase and sales on an off market deal for a mixed use space. Really excited about it. Took a lot of convincing this guy that we are the right people to take over. He has a lot of pride in what he has built. Now we are enjoying the cold rainy weekend by the fire in our off grid cabin in the mountains. Sometimes the week ends in multiple wins, thankfully.

Let’s sharpen your MTR buy box with real numbers. Here’s today’s prompt—what’s your verdict? Scenario: 2/1, 900 sf near two hospitals (18 min + 22 min) - PITI + utils/internet: $1,650/mo - Target MTR rent: $2,350–$2,550 - Furnish/setup: $3,800 one-time - Avg LOS: 90 days LOS = Length of Stay (average number of days per booking). My first instinct was to take it, but after reading the comments, it looks like I am in the minority. I am interested to learn what I am missing. Have not done any MTR math.
