Housing Category in Meta Ads – Is It Always Required?
Hi everyone! Are you guys in real estate selecting the Special Ad Category "Housing" in your Meta ads? I've seen some tutorials where it appears that you don't have to select it, but how do you get around it without the ad account getting flagged or taken down? Or what are the risks in general? Would really appreciate the help :) I think it could bring down the cost per lead quite a lot.

Landing page jumps to bottom/contact form on Meta in-app browser
Hey guys! 👋 Really excited to join this group! I have something strange happening on a clients landing page when coming from Meta mobile ad and I was wondering if anyone could help. I’m running Meta ads for a real estate agent (selling properties) and the campaigns are still getting healthy traffic/click numbers, but the landing page conversion rate has suddenly dropped significantly. At the time the drop happened, I asked the client’s marketing person whether any website changes had been made on the landing page that could had effected conversion. I also noticed they had updated the agent’s photo. Their response was that no technical changes had been made and only some visual elements had been updated (visually nothing so significant that would cause the conversion to drop) Later on, while testing the ads more carefully on mobile, I discovered something strange: - When I click through the link from a Facebook or Instagram ad on mobile, the page automatically jumps/scrolls straight to the contact form section on the bottom of the page, skipping through all the content on the properties - The ad URL itself is correct (no anchor link to the form) - But when opening the landing page normally via Safari/browser (on desktop and  mobile), it opens normally at the top of the page so the issue seems to be in the Meta/Facebook’s in-app browser I asked the marketing person again if anything had changed, and they said they had only changed the site to a new visual theme. So now I’m wondering:Could a new WordPress/theme update introduce some kind of behaviour that would cause this? (Without the marketing team being aware of this) I asked Chat GPT and inspected the site with DevTools, and it noticed that the page has a fixed CTA button using the #contact anchor link. It’s assessment was that Meta/Facebook’s in-app browser may be automatically triggering this anchor scroll behavior on mobile — either by itself or together with the cookie popup — even though the actual ad URL does not contain an anchor link.

We switched to Meta instant lead forms in between, but the client felt that the lead quality was really low even though the form included qualification questions, so he wants to go back to the previous ad setup (ads driving to a landing page with a contact form), which was working really well before.
How much would you charge for this service?
Hi, I have a real state agent that wants me to run meta ads for her. She has some pre-construction projects that she wants to promote and asked me for a price to help her out. My plan is to create an offer package and show it to her: - Help her create the add (script, video recording and editing) - Run the ads for a month with $20 per day on ads to test the water She markets to Spanish people which use WhatApp a lot so the funnel is simple: Ads -> WhatApp to schedule a call or get info. How much would you charge for this service? Any other insights?
