Property is a rehab in Towson, MD Borrower is ready to sign the contract when he secures EMD funding He has already completed due diligence on the scope of rehab and will not need any inspection period Prequalified with HML and projected to close within 21 days of the executed contract Seller originally asked for $10k EMD but will take $5k if needed. Borrower is willing to pay an additional fee at closing to cover EMD funding. Anyone interested in funding EMD on this deal?

I’m a little confused about the Down Payment Funding product and would appreciate some clarification. 1. Seller Financing: Is this product exclusively for seller-financed transactions, or can it be used with other financing structures? 2. Hard Money Loans (HML): If an investor qualifies for a hard money loan but needs assistance with the down payment, can we provide that funding? 3. Rehab-to-Rental Strategy: Can we offer an investor a combination of EMD funding, down payment assistance, hard money financing for acquisition/rehab, and a DSCR loan for refinancing once the property is stabilized? Lastly, how realistic is it to structure a deal using all these products together? Are there lender restrictions or requirements that would prevent this? Thanks in advance!
