Good news - Thanks for your training @Robert Stewart, we have turned this 3 bed terrace house to a 4 bed short term let in Hoole, Chester with light refurb within 4 weeks. Just received notice from our letting agent that it is rented out contractors for £200 per night bringing in £6000 gross income, approx. £3000 net per month. We bought it £62k below market value at £223k, as the value at pp time was £285k. The cost of refurb + furnishing is £16k. We plan to re-finance in 6 months time in March 2026 to see if it can be valued at £323k. Then it will meet the Property Unicorn 3 criteria: £100k uplift in GDV, £3k net income per month and no major development. You are right - Chester is the Goldmine Area. Our other HMO ensuite room can attract £800 per month in Chester now, which means our 6 bed HMO brings in £4800 gross, £3840 net pcm (after 20% void). Yes it's been a busy month for us getting this prepared super fast! 🕑 This has been an exciting year with Rob @ PUC 🦄 and confirms there are some great deals (& creative ones) out there. I wish we had these strategies available when we started investing back in 2011 🏡 Our plan is to rinse & repeat what works best - buy undervalued properties in specific areas inc light refurb, refinance & increase the cashflow 💰 If anyone is having difficulty getting momentum, doesn't have the time & wants their money to work for them harder please get in touch....

Hello 🦄’s! I have not formally introduced myself as yet… hi, I’m Sarah btw 👋. Anyway, yesterday was spent with @Robert Stewart and @Richard Hudson-Miles , filming really insightful and inspiring content from Richard’s 1-2-1 day with Rob. “Thanks so much for today. That was really inspiring. You are an awesome coach. The penny has really dropped today and I can really see a path forward which synthesises all my interests… I had a cocktail in the market to cap off a great day.” It was exciting to watch a new concept being born, and I cannot wait to share the video with you.

Hi @Sarah Sadler Great to have you here & glad you're adding value. We're fairly new though have been making some progress - plus we live in Chester too! Happy to meet up in different areas Question - have just started using the PUC deal analyser Rob showed us last week and did the training for it. I think the V2 may have a broken link as the the ROCE targets don't move even though we've changed the purchase price etc. Can someone please double check or shall I email Rob in Slack? Ideally wanted to get this done asap and make an offer today - many thanks 👍🙂

1. Where are you from? - Based in Chester and previously lived/invested in New Zealand 2. Which of these emojis matches how you feel about your property business now? 😐 Good but could do even better - looking at using my time in a smarter way with investing. Also I run a business therefore keen on look at purchasing another one this year as the cashflow seems stronger without large amounts of capital needed if a leveraged buyout. 3. What do you feel is holding you back from the success you want in your property business right now? Feel we need to learn more creative strategies for both property/business portfolio acquisition and a lot of it is 'fear of the unknown and making big mistakes'- that's why I'm confident to learn from Rob and all of you too : ) 🙂 👍
