Consider putting a manufactured home on a 0.2 acre lot (with water and sewer) on a street with year-old stick built homes of 1200-1900 sq that sold in the 210-250k range? Thanks
@Sean Ade I completely agree based on what I’ve observed. This would be in Anderson County, SC and it seems out of character. But I’m curious if anyone has had success doing this sort of thing. Thanks
Happy Monday everyone, hope you had a good weekend. What's one thing you want to get done this week to move your land-home package business forward? Here's what I'm working on: Closing tomorrow on a lot in Oxford NC. We've had some title issues that are finally resolved and clear to close. Two Statesville NC lots are about 2 months behind due to really bad weather in January and February. My GC thinks we should be calling in for final inspection and CO by early next week, so going to be checking in on this throughout the week. Louisburg Road is under way, road construction finally getting started now that the soil has dried out. Franklinton project is about a week out from CO as well. Doing a blue tape walk through with the GC this week and meeting our realtor so she can start getting the listing ready. We are also back on track for our Thursday Q&A! My biggest challenge right now is finding good land deals! What about you guys?
Hi. Sorry I missed Thursday’s meeting. I was looking at land between Greenville and Rock Hill. For us it is highly competitive right now. Supply seems relatively light and demand seems quite high. We’re attempting to look at uglier land that has potential that can be beautified and then flipped. But there are a lot of gotchas we are attempting to navigate!
@Sean Ade Sometimes it’s as simple as debris removal, forestry mulching, etc., but we’re looking at a deal now that has an abandoned “hoarder” house that’s falling in, derelict manufactured home, abandoned power lines.
Here’s a quick video of what we’re working with! Was hoping to get this road started today but the ground is too wet. The road is staked out and as soon as it’s dry they’ll get working. Hoping that’s tomorrow or Friday! Should be about 2 weeks tops for the road, then we’ll get the county to sign off on the subdivision and we’ll have 5 recoded one acre lots and can begin building our homes!
