Happy Monday! What is everyone working on this week? Are there any struggles or challenges you guys are having that would be beneficial for me to talk about on this weeks upcoming Q&A? A few things to note as we head into July! Any properties that you are going under contract on now and closing on towards the end of July or early August, keep in mind the time of the year that you'll be hitting the market. If you get through the process from delivery to CO within 60 days, you'll be looking at a listing hitting the market in early to mid October. This is still a good time to sell BUT we're getting closer to the holiday season where things start to slow down. Keep that in mind when you are running your comps and estimating what your exit value is going to be, and make sure you're talking with a realtor that knows the market very well and can help guide you through this. For those of us in the South East, we are also nearing Hurricane season so keep in mind that we will most likely have some weather delays coming up in the next few months so factor that into your underwriting as well. We might have a week or two that is so wet no work can get done, which is out of our control but we can add some buffer into our underwriting to expect and plan for these delays. This doesn't mean stop making offers and don't do any deals because of the time of the year, it's just something to be aware of! Updates on my end- Called in for final inspection on my Oxford NC lot, hoping to have CO by end of the week! Clearing has started on our two Modular lots in Middlesex NC Closed on one lot in Franklinton NC last week, waiting on an A2 permit from my soil engineer so I can begin working on the build Have 2 lots under contract, waiting on soil studies. One in Cameron NC and one in Franklinton NC My 5 lots from my minor subdivision are officially recorded and addressed, which means I can start applying for permits to start building. Meeting my GC at the lots tomorrow to go over site plans on the first two builds!

I’m very experienced in this. I’ve done interior exterior design for years but now I’m in the SeniorCare business. I really need to figure out how we can get the money. So any creative ideas?
