Property Management- Law in Washington County
Looking for Guidance in Oregon Real Estate Law ๐ŸŒŸ Hi friends,Iโ€™m currently helping manage a family property here in Oregon (Washington County) and want to make sure everything Iโ€™m doing is compliant with state law. Under ORS 696.030, there are exemptions for family members who act under a power of attorney/fiduciary familial exemption when managing property for relatives. To move forward correctly, Iโ€™m looking for a trusted attorney or professional who can help me set this up properly. ๐Ÿ‘‰ If you know someone experienced with Oregon real estate law, powers of attorney, or property management compliance, Iโ€™d greatly appreciate a referral. Thank you in advance for pointing me in the right direction. ๐Ÿ™ #RealEstate #Oregon #Compliance #PropertyManagement #LegalHelp

Thinking about rehabbing a property but donโ€™t know where to start? ๐Ÿ› ๏ธ๐Ÿก
Whether itโ€™s a light cosmetic update or a full gut job, Iโ€™ve been through enough remodels to know how overwhelming it can feel. Between budgeting, lining up contractors, pulling permits, and making sure the finishes appeal to buyers/rentersโ€”you can easily lose money if you donโ€™t run the numbers right from the beginning. ๐Ÿ‘‰ If youโ€™re a member of this community and youโ€™ve got a rehab project coming up (or youโ€™re analyzing a deal and wondering what the rehab will actually cost), Iโ€™m offering to help: Walk you through realistic rehab estimates Share contractor connections and cost benchmarks Help you decide when to DIY vs. hire out Show you how to prioritize upgrades that maximize value-add & ROI Talk through timelines and pitfalls Iโ€™ve learned from my own projects Drop a comment below or DM me if youโ€™d like me to take a look at your project. This is a collaborative group, and my goal is to help more of us get deals across the finish line profitably.

So nice of you for offering this. I surely need a guidance when I have one here local. I am not familiar with our local market.
Flip Calculator - Tips for offer price
What formula are you all using to make sense of a flip in the Portland area right now? Trying to get a better feel for how others are analyzing deals in this market โ€” whether you're adjusting the classic ARV formula, factoring in longer holding times, or using a different approach altogether. Would appreciate any insights or rules of thumb youโ€™re using to run your numbers. Thanks in advance! ๐Ÿ‘‡

Facebook group?
What you guys think about having a Facebook group as well? Do you guys prefer having something separate here that's away from the distractions or do you think it's easier for most people just to keep things on Facebook?

Looking to Collaborate locally
Hi, Iโ€™m Cheryl Ward, a mother of two and a wife. My real estate journey began in early 2024 when I realized my corporate job no longer fulfilled me. After graduating from college, I worked in Corporate Sales and Logistics, but I found it challenging to balance family time with the rigid hours of a 9-5 job. Flexibility was hard to come by, and I longed for something that allowed me to create my own schedule and be there more for my family. I started learning about real estate through YouTube and local real estate groups, but my learning curve was slow, and I struggled to find reliable support for my questions. That's when I joined the Subto community just over five months ago, after a successful lending deal with one of Subto's leaders. Since then, I've been following Pace Morby and Jerry Norton, whose teachings and community support have been invaluable. Currently, I'm active as a lender, working on transactional, short-term, and as a conector. I also a buy and hold investors and have had acquired 3 properties. My ultimate goal is to enter the multifamily space to build long-term wealth for my family. The skills I honed in the manufacturing industryโ€”organization, planning, negotiation, and collaborationโ€”have proven to be incredibly useful in my real estate ventures. Iโ€™m loving this journey and am eager to connect with like-minded investors who share my passion for real estate. Let's see how we can collaborate and work together to grow!
