Good Morning everyone.
Hey! Im a newbie to investing. Closing on my first duplex next week in NC. I am an out of state investor. Live in So FLA. looked at HUDFMR for 2 bedrooms . I think SFH on bus lines would be a good investment. Im looking at a quadplex section 8 approved but the asking price and rent rolls dont add up. I will offer what is reasonable go on from there. I dont understand where you find your market for section 8 housing. Have a great Day.

Payment standard question
Hey! I have a property in a zip code that has a listed payment standard of $3,030. The housing authority ran their software to assess rent and proposed $2,514. That's 17% below the standard! I know the standard is not guaranteed, but I was shooting for 10% below WORST case. I submitted comps, but no success. Any one else have similar experience? Seems like my HA is started to crack down on rent prices.

d3 I was wondering how that worked. Im looking at quadplex, not because of section 8, but it is section 8 "approved" i was concerned at how low the rent rolls were now, I understand. 20% plus if they have utilities included, the rent is below market at that point. I like the idea of if possoble hybrid method of getting the utilities $ sent to me. I pay it and tenants pay what's left .
