Different rules in Wales
I was interested to read on the OpenRent forum that Wales are to introduce licensing for short term lets / holiday lets - is this something that holiday home landlords will need to watch out for? Or is it a good thing? I've stayed in two holiday lets in Norfolk (huge competition and selection of holiday accommodation) however I would be ashamed to offer either of them to a long term tenant!! Also, does anyone know why the AST has changed in Wales to a Standard Occupation Contract?

Hi Rosemary, I own property in North Wales and have experience in this area. Basically many councils in Wales already charge additional council tax for additional homes (some cases 3x). Selective licensing is different to this and isn't necessarily a bad thing, a lot of councils use it to control a certain standard and level of safety in properties. We have it in some of our north east properties, it's extra work but means council sign off a list of things like smoke alarms, hand rails on stairs and other measures to try and keep landlords accountable and the tenants safe.
