Good morning! Can anyone give me or point me in the right direction to an accurate, easy to use, template for calculating CGT. I have followed the HMRC calculator and compared this with my accountant's worksheet from last year and can't quite assimilate the two. This year I will have a higher amount to pay as I've sold three properties recently and I very much don't want to overpay. TIA.

Has anyone any experience on tenants owning ebikes? I don't feel I could provide a separate secure structure for safe storage. I see so many ebikes around and assume many have been modified looking at the speeds they reach and would assume (rightly or wrongly) most of these are in rented accommodation.

Just a heads up that the RRB is due in Parliament today and it will include an immediate ban on S21's. If you are thinking of selling a property or have a problem Tenant you may want to think about serving a S21 asap. Obviously having served it that does not mean you have to follow up on it but it does give you choices in the next 6 months.
