@Will Skillman These 30 minutes video are perfect and stay on task where I can actually watch whole video. Couple of thoughts. I built a similar tool to his where we basically just drew a more normal shape inside of the irregular shape and wrote off the rest was unusable or detention so this will help alot and was worth the video watch alone. In regards to detention I know my markets well so use a percentage as well but how we build out that assumption is we take the last 30 years of precipitation and build enough retention to the 90th percentile. The real question is what is the depth of that detention because we like to go shallower when we know we have to use that detention for snowfall so a truck does not have to worry about getting stuck in a ditch if they push snow too far. He probably could have discussed detention for another 30 minutes but also glad he did not go too deep in weeds. Would it be too much to ask for a followup call to discuss detention or is that nerding out too much?

@Will Skillman Probably because of deal size but sub 1.5 million I deal with it frequently especially when sellers look at the taxes they will pay on outright sale. On the smaller deals its hard to make it work with bank financing especially because they don't get excited over deals that size.
