Yall know the deal I was talking about the other day? Well I sent him my offer of 18,000 while my MAO being around 28-27,000 he said bring it up to $25,500 and maybe we could make it work and I'm probably making 2-3,000 in this deal which I'm completely fine with He said he's getting another offer which might be more than mine and I said if you do accept it I totally understand it and he said IF I do accept it I'll send you another property to look at and said let's make this a long term business. But I don't know how to get proof of funds So let's see where this goes, Insha Allah I'll close this deal -Patience is Pillar of Faith

Todays Stats
I found Max accountability Sheet so I started using it ASAP so here's the stats for today: 1. Marketing Strategy used: Cold Calling 2. # of calls made: 56 3. # of texts sent: 2 4. # of real conversations: 5 5. # of offers: 2 6. # of contracts signed: N/A 7. # of Deals closed: N/A 8. Total Assignment Fees: $0 If there is something I need to improve to get my first deal please tell me P.S I usually make 100-150 calls but today I had a school day off so I got lazy

Below is the picture of my planning board that I literally got for 13$, I track the whole month in it with the monthly goals and habits to do everything I was literally losing motivation on this wholesaling thing but then I looked at my planning board and realized ITS ONLY BEEN 1 MONTH and the average time to get a deal is 3 months not saying that you can’t get a deal in one month but also saying 1 month is definitely not enough
This is why I tell to track eveything!!!!

Good Deal or Bad deal
So I was cold calling found this house listed on FSBO for 40,000 ARV is around $102,000 the house is a MESS so did the calculations with Chatgpt and everything it was saying that high-end is around 93,800 and low-end is around 64,200 so I went with the 64,200 BECAUSE with the High-end repair to make even a profit of 2,000 the seller would have to accept offer of $4,000 which obviously no one is accepting So I went with the low-end so IF the buyer accepts the offer of 18,000 I would make 10,000 and that's only IF because I don't think he will and my MAO is $27-28,000

About the three possible leads this week...
lol so what happened was the guy never ended up picking up my phone but I DID leave him a text and the female told me to follow-up with her again on Oct 10 so let's see how that goes but in the end I'm not disappointed because all of this is a part of the process everything takes time and it's ALMOST only been 1 month since I started so I can't expect food on my plate without earning it So Insha Allah in a month or two I'll be closing deals consistently
