Agreed! I do use RPR but want to stand out from other agents. Almost all agents print comps for their sellers/listing appointment. I'm trying something new... first attempt is next week. I am going to put my sellers in the passenger seat and drive them past three comparable homes (or do a 'showing' if the comparable is listed) before I sit down for the appointment. Seeing the competition in person does what a spreadsheet can't: it kills the "but my house is different" objection before the seller ever says it out loud. I've attached my thoughts and strategy - of course it's a work in progress. Nothing ventured, nothing gained.

Update: I took potential sellers on actual showings to 3 properties that were similar to theirs, and then let them discuss the differences and compare the home to theirs. IT WORKED! Pricing convo was so much easier because the sellers came up with their decision based on what they saw. Initially they were going to list, IMO, too high. We are going to list just a smidge higher than what I would recommend and they are happy! This was a very easy way to NOT have the seller convo ' - but the house down the street sold for...'

Woo-hoo!!! Was finishing up a deck of In-State Absentee owners earlier today asking if they'd consider selling their property at _______ and got 1 "Yes". Then started knocking out a deck of 17 Expireds before it got too late and got 2 "Yes" emails back. :-)

Sellers who pick up the phone, excited to talk to you. Sellers who get back to you fast. ❌No cold calling for 4 hours only to be told “F OFF!”. ❌No wringing out your sphere to try for one more listing ❌No sitting across from someone who says "I'll think about it" and then ghosts. Just sellers. Ready sellers. Leaning in. Asking YOU to list their property. You open your phone. You send a few texts. Seller leads come back. I got 2 seller leads at my daughter's softball practice. 10 minutes. Fat fingers and all. Both of them turned into listings that week. I didn't even really try that hard. It works not because I'm some genius. (Ask my wife Pam 😀) Because I stopped chasing sellers and started showing up with offers. Think about it... When you cold call and say "Have you thought about listing?"... They say “not interested” When you call and say "I have a buyer with a $500K budget looking in your neighborhood"... You get “tell me more!” Same agent. Same phone. Totally different conversation. Buyers are everywhere. Use them to unlock the sellers who are hiding. AI does most of the heavy lifting. That's the whole game. And that's exactly what we're setting up Tuesday. Making this drop-dead EASY for 1 person. Me in your back pocket. $1 starting bid.
