Hi 🦄s, In 2024, I launched the Deal Blitz Group Coaching programme, an 8-week intense coaching experience where we work together to dial in your area and strategy, set your sourcing systems, start a SMART sourcing routine, appraise your deals and negotiate hard to lock them in with my hand holding... We ran two intakes in 2024, and I will be running another two in 2025, the first of which will start on Monday 7th, April. Due to the nature of Deal Blitz and my input to appraise deals, the intakes will be limited to 10 people, and for the next intake, I will be offering priority to anyone in the Unicorn Club on these spaces with a little discount. However - for those of you who are eagle-eyed - you will see there is an empty programme in the Classroom called 'Money Magnet'. This has always been on the agenda to launch in 2025, and will focus specifically on accelerating your authority through thought leadership to attract JV investors. The programme itself will be a hybrid coaching & done-for-you service. The coaching element will involve: - Defining your investor niche and avatar. - Crafting your power message. - Conceptualising and creating a first draft of your thought leadership piece. - Building a content strategy to accelerate your value. - Setting up an investor database and nurture system. - How to build lead generation systems. The done-for-you element will involve: - 2 x reviews of your thought leadership piece by me. - Graphic design and creation of your thought leadership piece. - Building of your investor lead gen funnel to include (i) landing page and opt-in to thought leadership piece (ii) content page (iii) booking page. - Follow up nurture and conversion system. The system creation would not include the software costs which you'd need to cover yourself, or the branding elements. When I started V Media Global Ltd - it was a direct marketing agency charging over £5,000 for the done-for element of this alone - and so I'll be making the money magnet a no-brainer for those who are serious about raising their profile in front of investors.

Good evening everyone. Just wanted to introduce myself to the group as Harj. I'm based in Uxbridge [near Heathrow] and have a few BTLs locally. Earlier this year, I began to invest in myself and have taken a few property education courses. Having succumbed to the "shiny penny syndrome" , I believe I finally have some clarity in my strategy and the intent is to focus on strategies that generate cashflow and enable MIMO [Money In Money Out Deal] investments.
