We're in nothern Michigan (Boyne City, Boyne Falls). its where we live, but also an area that has been rated well as an area for STR investment. I'm a Realtor and would agree the numbers work.. one question I would ask is there an area that you enjoy visiting over another? that may be a way to narrow down your search. I will say this is where you can develop 'analysis paralysis'. Sometimes things just fall into place one you start looking deeper into a location (like a PM company) you discover or the realization that travel to the location requires two layovers and a 16 hours of travel.

We did a cost seg for a purchase in 2023 and applied it to 2024. it saved us 40K in taxes. Even the 800k property that you purchased has thousands of savings before you consider the 20k you put in. anything less than 20 year depreciation ( i think) qualifies.
