Hey Yall! Wanted to share a deal I recently did in Baytown Tx! This deal initially started as a cash deal. Sellers had a beautiful home nothing wrong with it just needed to relocate quick for a new job opportunity. Arv was 270. Got the deal at 150. We pushed the deal at 180 had an offer for full price and then the solar Killed the deal with just about every investor we talked too. Owners owed 130 on the property and couldn’t pay off the solar. Dead deal right? Wrong. This was an ideal novation deal. I simply asked the seller if they were open to me marketing the property and covering all realtor fees , closing costs, and lender required repairs. They said yes. Priced the property super competitive and got asking prices 40k over list price. We accepted an offer at 220 and the buyer assumed the solar loan. This “dead deal” turned into a 51k and largest assignment to date. Novation has to be apart of your strategy or you are losing deals.
