@Nicole Johnson yea, it's pretty hard to do for free. I think the cheapest way to skip trace about 1000 highly targeted parcels. And then cold call them yourself with something like zendesk. But yea even that method costs a couple hundred bucks.

@Sediah Simpson Call tools we had a few months of issues getting our connection rates high enough so we we're burning through data and getting reported as spam without producing leads. We spent a lot of time trying to sort it out with customer service. Then we switched our call center to ReadyMode and it worked out of the box. Connection rates went up and we started generating leads. It was 3 years ago, so things may have changed. Yes, I use ReadyMode IQ so we can get the best connection rate

Anyone do cell tower land leasing?
I'm interested in learning more about land leasing for cell towers. Has anyone done this before and/or can point me in the right direction to educate myself more on this business model? Hey there, I'm Mandy. I'm primarily a transactional lender supporting wholesalers and investors with Double Close, EMD, and Stack Method funds for their deals. I have some SFH investment properties of my own but now I'm interested in also expanding into the cell tower land lease space. I'd love to connect with folks that are doing this business model. I appreciate any insight and/or connecting with others - Community is so important!

This might sound a little random— I noticed you own a piece of land out in [City/County], that’s yours right? (response) Just wanted to see if you’d ever consider a cash offer for it? → Pause again — let it breathe 🧠 FRAME – GIVE VALUE BEFORE ASKING **We buy land in [their area], and your property popped up as one we might want to buy. If it qualifies, our team will do all the work and pay cash. You wouldn’t have to list it or fix anything. Mind if I ask a couple quick questions to see if it’s a fit?** ❌ IF THEY RESIST – HANDLE OBJECTIONS “Not interested.” "Totally get it—just so I understand, you mean you’re not interested in hearing what a cash offer might look like?" “Everything’s for sale if the price is right.” "Fair enough—do you have a ballpark number in mind?" “I’m not the only decision-maker / need to check with my [spouse/family/etc].” "No problem at all. I’m just gathering info so we can put together an offer. Should I keep going with the basics?" “How much do you offer?” "Great question. I don’t run the numbers—we’ve got a team for that. I just gather details so they can see if it qualifies. Want me to keep going?" 📋 IF THEY’RE OPEN – QUALIFY THE LEAD Perfect. Here’s what I need to check real quick: 1. Just confirming this isn’t listed with a realtor already… and do you currently have a mortgage on the property 2. Out of curiosity—what’s the story behind the land? 3. Do you have a price in mind? Even just a ballpark. 4. Has anyone else ever reached out with an offer? 5. If everything checked out, how soon would you be ready to sell? 🏗️ PROPERTY DETAILS – SPEED ROUND Okay, just a few quick things so we can get the offer right: - Anything we should know? Like a water tank, septic, fencing, anything unusual? - Is there road access? - Are utilities available—water, electricity, sewer?
