AI vs. Cold Calling: The Shift Happening in Land Right Now
Just recorded a deep dive with the Apke Brothers on what’s actually happening in land acquisitions right now. not hype, real numbers. We got into: • How conversational AI is replacing traditional cold calling • Why AI-qualified leads convert better • The data we’re seeing across top land operators • Trends shaping the market going into 2025 • How automation is letting investors scale without adding chaos If you’re running deals, building a team, or tightening your system, this will give you a clear look at where the industry is moving. Watch the full episode here: https://youtu.be/P7oFeta_Kgw?si=0x9EbkHK7kk3DazI Curious to hear your take... especially from anyone who’s made (or resisted) the shift from cold calling to AI-driven acquisition.

Q4 Workflow Transformation 🎄🎄
I’ve been restructuring a lot in my business lately, and one change made an immediate difference: centralizing conversations, follow-ups, and bookings in one place instead of juggling multiple tools. The interesting part? My response time to new leads dropped dramatically, which directly improved conversions. Sometimes the fastest way to scale is simply removing friction in your system.

what did you do to centralize your stuff?

@Lucas Paul nice I did that also. my favorite automations are short term and long term follow ups. Text and email sequences. what's the most powerful thing you do with GHL for you?

Readymode DID Reputation
I have a fresh Readymode IQ account, bought some numbers, haven't even made any campaign dials yet, and a bunch of my numbers are already flagged. Why is this, and how can I prevent this from happening minutes after purchasing a "fresh number"? I feel like it's just gonna be throwing $5 at a new phone number to than get marked as spam days later as-well. Any advice is appreciated.

This is common even with brand-new ReadyMode IQ accounts and newly purchased numbers. A “fresh” number doesn’t guarantee a clean reputation—most VoIP numbers are recycled, so they may already have a bad score from a previous owner. Carriers and spam-detection systems (AT&T, T-Mobile, Verizon, Hiya, TNS, etc.) automatically scan and rate numbers the moment they hit the network, which is why they can show “Spam Likely” minutes after purchase. Why new numbers get flagged immediately: - Recycled numbers with inherited bad reputation - Carriers heavily flagging VoIP numbers by default - No trust score yet (new numbers start at zero) - Shared spam databases (Hiya, Truecaller, TNS) - Bulk purchasing patterns triggering filters How to reduce the risk: 1. Test new numbers before using (call your phone, check Hiya/Truecaller/TNS). Replace if already flagged. 2. Register your numbers (CNAM, STIR/SHAKEN, brand/TCR if supported). 3. Warm them up for 24–48 hours — low call volume, mix manual dials, avoid aggressive patterns. 4. Avoid bulk buying; purchase in smaller sets. 5. Use local presence matching lead area codes. 6. Rotate numbers regularly (high-volume outbound generally burns numbers within 7–30 days). Reality: In outbound dialing, number reputation issues are industry-wide. The best strategy: pre-test, register, warm up, rotate, and monitor daily to minimize number burn.

🚨New Maryland Wholesale Law passed
🚨PSA - There is a new law in Maryland effective October 1, 2025 that directly targets wholesaling via contract assignments. (SB 160/ HB 124)🚨 Key points: 👉A “wholesaler” must disclose in writing to the seller and to the end purchaser that the contract is being assigned (i.e. the wholesaler holds an equitable interest rather than outright ownership) and may not be able to convey title directly. 👉If that disclosure is not given, the seller or the end buyer may rescind the contract (terminate) without penalty prior to settlement, and the deposit must be refunded. 👉The law applies prospectively (i.e. to contract assignments following its effective date) not retroactively. So the legislature is making sure there’s transparency: that the parties understand the wholesaler is not the “real buyer” in the traditional sense, and exposing the risk of rescission if the wholesaler fails to disclose. Assignment-based wholesaling is still allowed, but now has stronger disclosure and rescission risk. ❓So, should wholesalers Double Close every deal now? No, not always. But yes - wholesalers should lean into double closings more often than before, especially on deals where: 👉The margin is tight, and you can’t afford a rescission event. 👉The buyer is resistance to assignment risk. 👉The deal has complex title or other risk that warrants more control. Wholesalers should keep assignment deals in their toolbox — but treat them as higher risk post-SB 160 unless they’re executed perfectly. Over time, double closings may become standard in Maryland for higher-end or riskier wholesale deals. ⭐️ Partnering with a reliable Transactional Funder will ensure speed, consistency, and the financial backing necessary for success when leveraging the Double Close strategy. I’ll handle the funding, so you can focus on pursuing more opportunities! ❓Would you like to leverage the Double Close strategy on your next deal? Or know someone that would benefit using this strategy and will need transactional funds to get their deal across the finish line smoothly?
