Working with Realtors
Hello Everyone, I hope everyone is having a good weekend so far. I am looking for any advice about dealing w/ realtors to find good wholesale deals. I am in the Jacksonville, FL market and am meeting w/ a realtor and her team on Tuesday. I want to try to get the right information across for wholesale deals. Has anyone had success in dealing w/ realtors? What info did you give your realtor(s), outside of buy box, that allowed them to be successful w/ putting good deals in front of you?

@David McNeil Hello David, yes. I am focusing on single family mostly. I haven't really focused on townhomes and multiplexes yet. Once I get momentum that may change.
Hello Everyone!
Hello everyone, I'm Billy and am looking forward to working and learning from everyone in the community. I have recently retired from the military and moved to Jacksonville, FL for a job about a year ago. Started dipping my toes in the real estate investment and joined a couple groups but still trying to create some momentum. I partnered with another veteran and we are working to open a sober living home here in Jacksonville. I'm excited to give back where I can. My wife and I really connected with the concepts of wholesaling and have been learning as much as we can. I learned a long time ago that a team works far better than an individual and we are looking forward to learning from any and everyone.

@Isabel Barker Hello Isabel, I am still trying to get some traction so I can build the momentum. I'd say the biggest lesson I've learned is you can't do this yourself. I'm done trying to figure this out on my own and am reaching out to experienced investors who have done this a time or two. I'd definitely like to hear about your journey.

@Haley Sewell Hello Haley, finding deals is a pain. Unfortunately, I don't know the right people in my market yet which makes it more difficult. I haven't experience turning a lead into a deal yet because the people I talk to either want too much and won't budge or want to sell but not right now. The one thing I learned in my military career is what you know is important, but who you know can be more important. I'm hoping to meet people who I can work with.
Eight deals from one wholesaler: where my leads really come from
Yesterday I told you about my day. Here's where all of it came from, because this is the part that matters. The property someone sent me in the morning came from a wholesaler I work with a lot. I've bought about eight deals from him this year. He goes out and finds properties, gets them under contract, and brings them to me because he knows I'll look fast and close. The property I'm closing on next week came from an agent. She looks for properties in my buy box, sends them to me, and helps set up the showings. And the new lender I talked to? A referral. Someone I was supposed to connect with months ago. We lost touch, then finally got back together. Most of the people I work with come that way, from someone who knows someone. Not one of those came from paying for leads. Every one came from a relationship, and most of them took time. Who's one wholesaler or agent you could start that kind of relationship with this week? Tell me below.

I’d be interested in the agents you use in Jacksonville. If possible, this afternoon we can talk about the local agents I’ve met with. I’m sure the issues I’m running into are common, especially for new investors. I think it’s just finding the right people to talk to.
I used a notebook for a year
People ask me all the time which CRM they should buy before they start. Here's my honest answer. When I first got into real estate, I used a notebook. For a whole year. Every lead, every agent, every property went in there, and I would go back through it and call those people again. I can't even tell you how many leads, and how many deals, came just from going back through that notebook. The software doesn't do the work. The follow up does. When you have so many leads that the notebook can't keep up, that's when you upgrade. Not before. So if you've been waiting until you have the right system to start reaching out, you already have it. A notebook, a spreadsheet, the notes app on your phone. Pick one today. What are you using to keep track of your leads right now? Tell me below.
