On market deal
I just came across this 185 unit property in Monroe, LA with an assumable loan with an original purchase price of $6,686,000. Also averaging an 11% cash on cash over the last 5 years. Meta also just approved building a 10 billion dollar AI data center making it the largest in the world and a huge boost for the local economy! OM linked below.

Wow! 11% COC with a great interest rate on the $6.5M. Have you started negotiating a price with the owner and brokers Kyle? I am assuming the seller is going to want $8 - $10M maybe you can look at knocking the number down by giving identifying the CAP Ex that has been deferred like Roof, HVAC, etc. Also, check on renovations that need to be made and how many of the 185 units. Keep up the good work you got a good start. Keep working it!
