I’m to the point when I get paid soon I might just purchase Xleads. Government leads has always been hard for me to locate or navigate. I’ve tried Zillow and Facebook Marketplace. At least when I purchase Xleads I’ll have a better chance. I’ve had so many ups and downs with wholesaling over the past two years and got no where and I’ve wasted time and energy. Maybe it’s time to put some money down. I’m a single mom and I have two kids two and under. So sometimes it can be hard to do so much searching. I’m thinking this could be the best thing for me to elevate wholesaling for me. I just want to become successful in wholesaling and give my kids a better life. Any advice or opinions I’m all ears.

Made 102 Calls tonight! Had 4 inbound calls 1 not interested. But -3 of those calls were 2 of my follow ups I've been working on calling me back!!! I was able to get more info on these deals Im working on. Along with more of the ture story lol! Pushing the needle forward little by little. The other was a homeowner who said she wanted to sell in 3 years originally. Then called back saying "not gonna sell now". Went back n forth from her wanting to sell and not. We are now wanting to sell in 4 years haha Had 14 Pick ups! 3 Wrong Numbers. 6 Not interested. 5 Hang ups. Left 30 Voicemails. Today was challenging to be real. Battling the daily schedule and family, just forcing my marketing time in where I can. Went into overtime (past 8pm) again. Still working on the schedule. Thinking It would be good to invest more time into AI and setting up my AI for inbound calls. But for now.. rest. This sleeping 4 hours a night BS isn't working for me. Tomorrow is a Friday! So I called the clerk of court and they told me they don’t have a list of properties that have been sent a Notice of Default that they could direct me to the sheriff office which doesn’t have that information. So I said may I ask you a question.she responded yes. And I quote” Whenever someone doesn’t pay their mortgage for 3-4 months. The mortgage company contacts who to file suit?. Don’t they file through the clerk of court and the clerk mails out a notice of default to the homeowner’s address?” She said verbatim, “ it sounds like you know more about tha. I do. All I can do is direct you to the clerk of court…” What do I do now lmao

Ok. So, spoke with property manager of the property I’ve been looking at in Ocala, Florida and she agreed to doing a walkthrough video. Everything sounds good. Basically the property owner is out of state and is a tired land lord. He no longer wants to keep putting into the property. I might have a good deal here. Fingers crossed. 🤞🏼
