Hey everyone, I am in Colorado. I have been RE investing for the better part of 15 years. My primary strategy is fix and flip an I also buy and hold long term. I spend money on marketing every month to generate leads, it is overall a good business but not a great business. It can be lumpy as far as deal flow and pipeline goes. I have done a few curative title deals but I wasn't looking for them, they just happened to find their way on my desk. Flipping lately has become so competitive and margins are getting tighter as the market corrects. Excited to learn from you all! My top obstacles are: 1. getting the education needed to know where to look and what to look for 2. Creating an SOP to make a repeatable process in the curative title space 3. Knowing what to say and how to represent myself once I get on the phones
