Intriguing Markets
Hey all, I'm starting to establish the foundation for my first facility purchase. Besides talking to people that may be interested in partnering, I'm beginning to research different markets to focus on specifically. I'm wondering what others look for when identifying favorable markets to begin their search, and if there are any in particular that interest you at the moment. While I work on prepping the capital stack, I'd like to establish the muscle memory of searching for deals and if a market is attractive enough, potentially reach out to brokers in the area. Would love to pick your brains, and any advice is appreciated!

Partner Needed to close
Hello all. I am at the end of a deal that I need help to close. *This is time sensitive* I'm looking for a partner on this deal. It could be either as a debt partner or an equity partner. As a debt partner, you would get an agreed upon interest payment either monthly or at the end of 12 months. As an equity partner, you would be a partner in the deal. We could discuss what that looks like. The $110K would be for closing and closing costs of the loan. High level: The deal is in Pine Bluff Arkansas. It is currently 58% occupied, it's 152 units, current NOI $8,505, projected NOI $62,457. PP $377,500 it appraised for $480K in as is condition. This is close to turnkey as possible. This is a great challenge question. The kind that makes you really look inward in an effort to grow outward. For me, I know that this is the year that I expand my family's financial reach and security. However, there are many options to doing so (a good problem to have, admittedly), each has its pros and cons, risks and rewards. To embark on any one path is daunting in itself when I have a full time job, kids, etc. But no one will do it for me. That being said, I have to make progress every day. So that is my standard that must be met. Whether its doing research, laying groundwork, connecting with others in the field, progress has to be made every day. I believe its the only way real results will be achieved. Not frantic, but consistent. So that consistency is the goal and standard.
